Seltzer Delivery

I'm getting my first old school seltzer delivery in about an hour and I don't know if I'm supposed to tip this guy.

Quick! It's his own delivery business and I happen to know that he more than doubles the cost of each bottle.

Tip him for each delivery or at the holidays???

Bed Stuy Pet Sitter?

Having difficulty finding a pet nanny in my neck of the woods. Anyone know of a pet sitter who service Bed Stuy or maybe even Clinton Hill or Crown Heights as I'm kind of just across the border.

Windows: Advice please

We have extremely crappy vinyl window throughout the house. They'll need to be replaced eventually, but we just don't have the money now.

The seal has been broken on a few of them and they are fogged. Our tenant is bugging us to get it fixed and is willing to split the cost of repair. Repair means replacing the glass and resealing and it isn't extremely expensive.

Here's my question...Should we just do this inexpensive temporary fix or get 3 replacement windows? Temporary fixes seem a waste of time, but thinking about this right now is giving me a headache.

The catch: Our block is designated to be landmarked in the near future. We would install proper historic windows with or without landmarks, but how much of a pain is it to deal with them?

24 Hour Storage

I feel like I've looked into just about every storage facility in Brooklyn now and I cannot find one with 24 hour access. Anyone know of something near Bed Stuy/Ft Greene that has some decent Sunday hours, at least? I'd need 7am-7pm. I don't get it...this is NYC. What if someone needs to get to their stuff at 3am?

Building Supply Place

Has anyone tried that building supply place on Atlantic in Bed Stuy/Ocean Hill/ENY? I think it's called Park something. Any feedback?

2 separate topics combined....Someone was looking for second hand stone countertops the other day. I was at B.I.G. over the weekend and they had a few remnants. Also, did a post on used materials this morning.

I know I'm not Donatella, but we used Z. Abedin and paid $10,700. It looks great but in the end, we were less than impressed with his work ethic. The usual stuff...taking on too many clients at once, leaving us hanging, not working neat enough. Would I use him again? Yeah, probably. He does good work.

I actually just did this a few months ago to tenants whom were there for 3 years. We had a good relationship, but we wanted to move back in before their lease was up.

We told them the truth, as you should....that it made more sense financially and otherwise for us to move back in. They totally understood and in fact, they were not going to renew the lease anyway, which was a total relief to us!

We gave them as long as they needed (within reason) and gave them glowing references. It all worked out fine in the end. Had they asked for or needed moving $, we would have given them something.

Just be honest with them and they should understand. But as back up, I would suggest you have a good landlord/tenant lawyer in place just in case.

I tend to renovate my homes according to how I want to live. I never say "This is only a rental." If it's a special apartment, not only can you get more for it, but it will rent that much faster.

I recently took over my former tenant's apartment to have more space. I was so thrilled myself for giving them a lovely apartment....because now it's all mine!

We like the garden duplex because we are the noisy ones with all the pets. Bedroom is downstairs. Living/kitchen in parlor. The tenants have their apartment door on the 3rd floor so we can share the hallway and see the lovely staircase. No deck at the moment. Maybe next year.

I would just have them made to match the molding in the rooms. Protecting the pipes and yourself probably isn't a bad idea.

I have some baseboard heaters with the covers they came with. I didn't bother to make covers for them even though that's the plan. Just painted them the same color as the walls and I hardly notice them anymore.

This isn't going to be all that helpful, but maybe someone will know what I'm talking about. I had one made in Gowanus a few years back. The guy was either on 6th Street or 15th Street. Or some other street. But it was between 2nd & 3rd. I think.

Yes, you are a racist. Own it.

It's a fact of life. The park is filthy after a holiday weekend or an event like the Philharmonic. I'm not condoning it. I just accept it and keep my dogs out the morning after so I don't have to run after them removing chicken bones from their mouths.

One thing I will say about the park patrol. They're quick to ticket dog owners who don't have their dogs on leash by 9:01, but I've never seen them go after the litterers.

I used to take that stuff, but I no longer have space. The salvage places will come to you. You won't get much (if anything) to have them haul it away. You can try Eddie Hibbert, Build it Green and Olde Good Things.

On the other hand, you could do an "open house" if you want to sell the stuff to the public without setting up a ton of appointments. Just make it kind of a tag sale for salvage.

I can only speak for myself and my brownstone is worth less than a million, but I bought early in an up and coming neighborhood (South Slope) when housing prices were low, saved $ by having tenants and then made some cash on the deal and moved on up.

ASPCA is no longer THE city shelter. It's NYCACC now. But keep in mind that they are a kill shelter and those dogs probably won't last longer than 2 days.

We had a place near Rosendale back in the early oughts. It IS an awesome town, as is the entire area. There's no lack of culture (including a $5 art cinema!), exceptional restaurants and the great outdoors. We loved our weekend place so much that we moved up there full time. Ok, so that was a mistake.

Perfect second home place. Year round...not for me.

But Hmmwhichneighborhood is right...Beacon is the next Brooklyn! Now, would someone please buy my Beacon house?? :)
