This is so important due to event space challenged nature of BKLYN, especially central Brooklyn. Really will be great, and huge cash commitment by City a result of decades of work by the Borough President. Flatbush rising!

BK Marriott top occupancy levels in country. Nothing would be going ahead without massive study and examination of results of current hotels. Huge equity needed to build these, ain't no 80 or 70% financing, no one doing that for fun.
BK a 2.5 million person city seriously under-served. Who stays here? foreigners, cool people, tourists who've done manhattan, parents visiting kids, spouses kicked out of homes, sex trade, fun... Molto obvious-oh.

FOR SALE is not really the term of art here. EDC wants a proposal reflecting City desire for economic development of site involving industrial and other uses. There is little value in the site, given need for complete new systems and low rents that will be paid for industrial and craft space.
Residential is not on the table and never will be on this side of the highway.

Leeser is a very exciting architect. Did the American Museum of the Moving Image upgrade and much more. Due to timing of City funding, won't be done next year. Key is new theater for the area, much better facility for Urban Glass, gallery space and much more. BRIC House.

Well, the market will determine the value. As Montrose said, views are the key. Until you stand in those views, as i have done a couple times when space empty years ago, you can't know how special those views of the two bridges, the river, lower manhattan, dumbo, brooklyn and beyond really are.
Fixtures are irrelevant. Buyers at this level change them.

My vegan daughter made me take her here five times this summer. Seems silly to copy the worst type of menu health wise but fun to go anyway. Staff nice, good enjoyable and quick. Chicken caeser good, heart attack on a plate fine, fries decent. Agree with comment above about wings, things on a stick. Daughter likes those best.
Contrast btw metal music and vegan adds something.

BK Friends may have some 'hyper wealthy' families but it is the most or one of the most diverse private schools in USA,
has many middle class students and gives much scholarships
least 'fancy' of the three in downtown/Heights, by far

G Man, regarding your point - developer would have to have a deal set up and agreed upon before getting State to change the restrictions, how it works.
I have a lot of friends on State and can understand their concerns. However, school is a great use, one that would have been permitted if developers put in for it. I am biased as my dad went to BK friends and so did my daughter.
Wonderful institution. Be kinda convenience for those boerum hill familes.....

If/when we get this arena and attend rock and roll festivals, Chicago Bulls games and political meetings we'll forget the whole hassle and rejoice in having a new BADLY needed venue BK.

superb delicate work... friendly folks have been just twice so no faves yet good addition to my neighborhood
The tax exempt bonds are available to projects in this area of northern brooklyn due to the stimulus legislation. Shovel ready projects are needed, of which there are few mixed use ones teed up like the city point site. The city still owns the land, as was pointed out so has a stake in this beyond the usual. The development will accomplish various things: large number of entry level jobs (retail and restauramts are the ONLY way to do that now, virtually no more factories coming ever again to BK); construction; better stores for Fulton as the middle class and working class that shops there deserves better and is slowly getting it on Fulton; continued investment in downtown BK and Fulton, a key street; AFFORDABLE HOUSING, a great thing.
Remaining issue is how to employ local residents, and concern i agree with.

This project key as it advances the upgrade of Fulton retail to the benefit of the folks that shop there.

First, the appeal will fail, once again. Condemnation rarely looses, the CT case was a rare exception. Second, key is financing; if anyone can do it, the lead underwriter Goldman Sachs will get it done. If they 'float', it happens, period.
Leaving aside the entire housing project, the arena is GREAT for BK. Watching the Knicks lose in BK, bar fights btw fans at Hank's, rock and roll, academic sports, caribbean festivals, NCAA, religious events. we need that arena big time!
