House of the Day: 166 Washington Park

The brownstone at 166 Washington Park in Fort Greene has been on the market for at least a year and a half by our count. In that time it's been featured a couple of times as an Open House Pick but never as a House of the Day. Given that it recently underwent its a price cut, bringing the asking price down to $2,199,000, the listing seemed worth revisiting. It's clearly a lovely house in a great location (overlooking Fort Greene Park). Other than the price, the only snag we can see is the configuration (two floor-through rentals over an owner's duplex); nothing inherently wrong with that, but it's not what most family buyers are looking for.

Co-op of the Day: 160 Henry Street, #1B

While this ground-floor co-op at 160 Henry Street is a far cry (both in terms of price and vertical feet) from its more famous upstairs neighbor, it's still an attractive apartment in a great Brooklyn Heights location. It's also a decent-sized one-bedroom with a reasonable maintenance, given that this is one of the premier doorman buildings in The Heights. What do you make of the $509,000 asking price.

647 Baltic Coming Down

After being cited by the Department of Buildings for "Failure to Maintain" back in July, the vacant building at 647 Baltic Street began being torn down last week. Given the 20-foot crack that ran up the side of the building, this sounds like a prudent course of action.

One Hanson Now Scaffolding-Free

Last week the scaffolding on the Hanson Place side of the Williamsburg Bank Building finally came down. "It's still up along the Ashland side and down next to the church on Hanson," writes a resident of the building. "Now if we can just get the new Atlantic station open we'll be in great shape!" GMAP
Forte Reboot Priced to Sell

After going off the market at the end of the summer (presumably while the bank figured its plan of action), the Forte hit the market again at the end of last week under the auspices of Corcoran. The big news is that the units look priced to sell! Back in the old days, a 1,000-square-foot two-bedroom woulda cost you somewhere in the mid- to high- $700,000s. Now, for that price, you can pick a 1,435-square-foot three-bedroom. Crazy. From the looks of the first wave of listings, most apartments are priced at around $500 a foot. These could go fast at these prices. GMAP

Closing Bell: Last Outdoor Flea of the Season!

This is it, folks! We've arrived at the final weekend of the outdoor flea season and luckily it looks like the weather is going to cooperate both days. And for those of you who like to plan ahead, remember that the Gifted holiday market launches the day after Thanksgiving in the old Tower Records space on Lafayette and East 4th in Manhattan. The Brooklyn Flea is held on Saturdays from 10 to 5 at the Bishop Loughlin Memorial High School in Fort Greene (176 Lafayette Avenue between Clermont and Vanderbilt Avenues; take the C or G trains to Clinton-Washington) and on Sundays from 11-6 in Dumbo underneath the Brooklyn Bridge at the corner of Water and New Dock Street. Denton hit the nail on the head. You could just go google general contractors in brooklyn but the theory (besides helping to pay our mortgage) is that you weed out some of the fly-by-night operations that would show up in a free data-dump type of list; and frankly a list of 8 or 10 electricians that have some connection to Brownstoner is more of a manageable starting point than a completely barrier-less list of 200. $300 a year is only $25 a month, which is hardly a high hurdle to get over. It does mean that the service provider needs to place some value on reaching the Brownstoner community, which it should; in theory word-of-mouth from the community will on balance recruit higher quality list members than the freebie option. We shall see.

Take a chill pill, there bxgrl. We were not denigrating St. Barts in the slightest. We think it's an incredible place; the fact is we've spoken to people their about their financial situation and they could use every bit of help they can get. That Tiffany window alone is reason enough to root for the church's survival! Sorry but you're not going to get us cheering for the creation of an ugly new church for some fringe sect on a block with a bunch of beautiful old houses.

Our main point was that it's a poor allocation of resources since presumably these folks are all worshipping the same entity; so a gem like St. Bartholomew's (http://bk.ly/VF) in Crown Heights slowly crumbles while a couple of million bucks gets blown on this POS. Of course, judging from the description above, this particular organization doesn't sound like one that a traditional church would want to climb into bed with but still...

Interestingly, half of those with no college degrees make $100K or more and 62% own. And 43% of them are 40 or older. The sample size is only 35 though.

DIBS asked about the Brownstoner sweatshirt in the Martha video. A couple of years ago we took some orders and got a batch made, so there are 10 or 12 floating around out there, though we've never seen anyone sporting one on the street. If peeps are interested, we can do another batch. Think they were about $50, because they are American Apparel sweatshirts with the lettering actually sewn on.

Not cheaper, that's for sure. It's more a matter of finding the right landlord that "gets it" and likes the idea of activating an otherwise empty space. The folks who own the space at the corner of Smith and Atlantic underneath the Nu Hotel, for example, dismissed the idea out of hand, even though they're currently earning nothing on the space and we would have brought thousands of people, along with a few potential tenants no doubt, through the space. Small-minded and short-sighted in our humble opinion.

Agree that the tabs in the upper right looked a little better, but we're all coming at it from the perspective of heavy users. Can't tell you how many regular but not diehard users have told us over the years that they'd never even noticed the tabs! Seems crazy, but would rather err on the side of hitting people over the head than going unnoticed in this case...

We would respectfully disagree that it's useless without user reviews. It's meant as a starting point to create a short list of service providers at the beginning of a search; in the case of service providers who have mini-sites with photos, etc. it's quite a reasonable way to begin finding a contractor. And because it's paid, it should avoid the "noise" of Craigslist, which is cluttered with fly-by-nights. As we found out with Brokerate (and we've seen to a certain extent on the Forum), user reviews are also quite prone to competitors filing false negative reviews--and discerning the "real" ones from the fakes is an almost impossible task.
